4. Smart Seller Program: This allows the seller to continue to market and actively sell the home “FOR SALE BY OWNER” while the home is listed on the MLS by the Mr. Lister Real Estate Team. If the FSBO seller finds a buyer, then we receive no commission, but handle the transaction from offer to close for a transaction coordinator fee of $1,500. This fee is usually split between buyer and seller. If the Mr. Lister Real Estate Team finds a buyer, and the seller agrees to the sales price and conditions, then we charge a 6% commission (3% to buyer’s agent and 3% to seller’s agent).

5. Communication Guarantee: We will always return phone calls and texts as soon as possible. You will be updated concerning showings and all inquiries from buyers and agents. If you are ever unhappy with our level of communication, we will release you from the seller’s contract.

12. The Mr. Lister Real Estate Team provides professional home photography.

13. We will provide free professional aerial photography (drone photos) with every listing, courtesy of Mr. Lister Aerial Photography LLC. Aerial videos will be taken if possible.

14. A walk through presentation will be created and posted on various social media websites.

15. Listings will get exposure through the Mr. Lister Real Estate Team’s facebook page.

16. Listings will get exposure through the Mr. Lister Real Estate Team’s facebook group “989 Homes for Sale and Rent”.

17. Homes will be shared throughout all social media outlets (ex. Facebook, Twitter, Snapchat, LinkedIn, etc.).

18. Homes will have a Berkshire Hathaway Home Services sign in the yard.

19. Homes will receive a Mr. Lister Real Estate Team info rider  on yard sign. Rider with change to reflect home status. Ex. Price Reduced, Pending, Sold

20. Homes will receive online advertisements through Adwerx and Facebook.

21. Local mortgage lenders will be notified of the home for sale.

22. Both Lyndsey and Ryan will notify all personal connections within the area of the sale of your home. Two working for you!

23. Homes will receive open houses when necessary.

24. The home will be marketed throughout all Berkshire Hathaway Home Services offices state and nationwide.

25. The home will be marketed through Mr. Lister Real Estate Aerial Photography LLC.

26. We will market homes through our current list of buyers.

27. We monitor and communicate buyer/agent feedback.

28. We cooperate with all local real estate companies within the area.

29. We prospect for potential buyers daily.

30. We will schedule showings.

31. We will research ownership, deed type, current use, and zoning.

32. We will represent the seller on offer presentations and negotiate the best price and terms.

33. We constantly rewrite ads/listing info to keep it fresh and  up to date.

34. We provide sellers with a list of vendors for repairs,  staging,appraisals, title, escrow, etc.

35. We screen and prequalify all prospective buyers to avoid
seller time wasting and “tire kickers”.

36. We will research tax records.

38. We work to qualify buyers and assist them in obtaining
